Urban sites, tight access and busy households.
Islington
Full flat refurbishment including bathroom and electrics. Quotes were itemised, variations were agreed in writing, and the snag list was cleared without argument.

Commercial-style programme on a domestic job. Start dates slipped once due to materials, but we were told early. Quality of tiling and second-fix decoration is what we hoped for.

Romford (RM)
Double-storey side extension plus internal remodel. Scaffolding and skip timing were sorted with us in advance. The building inspector's comments were dealt with promptly.
Hornchurch
Driveway, boundary wall and patio in one contract. Weather delayed the paving; they did not rush the base. Honest advice on drainage saved us problems later.
Upminster area
Loft conversion and bathroom upgrade. Hours were kept reasonable and the site was swept daily. Final handover included certificates we needed for insurance.
South London and Croydon
Croydon borough
Whole-house renovation after purchase: rewiring, kitchen, bathrooms and decoration. Hidden issues in the floor were flagged early with photos.
Greenwich and Lewisham
Side return and kitchen. We lived on site; they sealed the work zone properly. The end result matches the drawings we signed off.
Hertfordshire and North-West London
St Albans / Hemel corridor
Single-storey rear extension with underfloor heating. We compared three builders; BJ Construct specification was the clearest. Small snags after six months were still addressed.
Camden and Westminster
Tighter site, party wall and parking stress. They coordinated deliveries early in the morning where the council allowed. Kitchen finish is holding up well.
